A developer is proposing a six-storey condominium and a small public park on a triangular site at 2425–2427 Bayview Ave and 1 The Bridle Path. City planning staff are recommending approval of the required Official Plan and Zoning By-law amendments, and the project will go before North York Community Council on Oct 21, 2025.
The application covers a midrise building and associated site work on a property the city describes as suitable for intensification along a major street. City council is scheduled to consider the item in full on Nov 12 to 14, 2025 if North York Community Council forwards the file.

The site plan locates vehicular access off The Bridle Path and sets parking mostly below grade. The mechanical penthouse is set above the sixth floor and will be included in the overall massing and height calculation for planning review.
Public park and developer credit
As a condition of approval, the developer must set aside a portion of the site for a new public park before above‑ground construction can begin. Once the parcel is free of legal or structural issues it will be transferred to the city as public land.
City staff recommend granting the developer a credit against development charges for carrying out the park design and construction. Instead of the city paying for elements such as benches, trees or lighting, the developer would install those features now and recover the cost through a reduction in the parks portion of development fees, up to an established limit.
Planning rationale
Staff are of the opinion that the proposed 6-storey residential apartment building is an acceptable form of modest intensification in a location that is appropriate for midrise development, and aligns with the enacted Council policy direction for major streets.

The staff recommendation includes the park credit mechanism and conditions to secure public access and site remediation prior to the park transfer. Any changes requested by the community council or the city councillor for the ward could be reflected in the report to City Council.
